2022 Yearend Residential Sales Trends Around the Charlotte Region

Alexander County had a total of 334 closed sales in 2022, a decline of 3.7 percent when compared to closings in 2021, while there were 308 pending contracts in 2022, a decline of 16.5 percent when compared to 2021. New listings for the year totaled 365, a decline of 9.2 percent versus new listings in all of 2021. Inventory at report time showed 34 homes for sale or 1.3 months of supply. The median sales price of $256,550 in 2022 is 18.2 percent higher than in 2021, while the average sales price of $298,712 is 13.7 percent higher than 2021’s average sales price. On average in 2022, sellers received 98.4 percent of asking price for their homes while days on market until sale showed homes averaged 22 days on market in Alexander County last year.
Anson County had a total of 173 homes sold during 2022, which is a year-over-year increase of 0.6 percent when compared to sales in 2021. Pending contract activity was down 11.2 percent for the year, as 159 homes went under contract in 2022, while new listings showed sellers listed a total of 211 homes for sale last year, which is down 1.4 percent. Inventory at report time showed 45 homes for sale or 3.4 months of supply, up from 2.2 months in December 2021. The median sales price of a home in Anson County in 2022 was $145,000, an increase of 7.4 percent over 2021, while the average sales price was $180,554, which is an increase of 13.2 percent over last year’s average sales price. Sellers received on average 93.6 percent of asking prices for their homes in 2022 while days on market until sale showed homes averaged 39 days on market in 2022.
Catawba County had 2,237 homes sold in 2022, a decline of 8.5 percent year-over-year while pending contract activity showed 2,205 homes went under contract, which is down 12.9 percent year-over-year. New listings totaled 2,713 in 2022, a decline of 3.1 percent year-over-year. Inventory at report time in December showed 322 homes for sale or 1.8 months of supply, which is up from 1.1 months of supply in December 2021. The median sales price of $265,000 for all of 2022 is 11.8 percent higher than the 2021 median sales price, while the average sales price of $338,410 is 11.6 percent higher than the average sales price in 2021. Sellers last year received 98.5 percent of asking prices on average for their homes which is down from 99.1 percent in 2021, while homes continued to sell quickly in 2022, averaging 20 days on market until sale.
Cabarrus County had a total of 3,528 homes sold in 2022 ,which is down 18.7 percent year-over-year, while contracts declined 28.4 percent year-over-year as buyers wrote 3,233 contracts on homes in Cabarrus in 2022. There were 4,049 new listings, which is down 16.2 percent when compared to listing activity in 2021. Both the median sales price for 2022 ($372,048) and the average sales price ($393,667) increased 16.3 percent and 15.4 percent year-over-year respectively. Inventory at report time in December showed 482 homes for sale or 1.8 months of supply. Months of supply last year was 24 days (0.6 months of supply) in December 2021. Sellers received 100.1 percent of asking prices on average for their homes in 2022; this is down from 101.3% in 2021. Homes sold quickly and averaged 18 days on market until sale for all of 2022, compared to 15 days on market in 2021.
Cleveland County had a total of 1,074 homes sold in 2022, which is down 6.9 percent year-over-year, while pending contracts showed 1,017 contracts written on homes last year, a decline of 13.7 percent year-over-year. New listings totaled 1,315 in 2022, a decline of 3.5 percent compared to 2021’s new listing activity. Inventory at report time showed 200 homes for sales or 2.4 months of supply compared to 2021, when supply at yearend was 1.6 months. The median sales price for all of 2022 was $226,750 for a home in Cleveland County, which is 9 percent higher than in 2021, while the average sales price for all of 2022 was $258,025, which is 11.7 percent higher than in 2021. Sellers received on average in 2022, 96.5 percent of asking prices and their homes sold quickly and averaged 28 days on market until sale compared to 21 days in 2021.
Gaston County had a total of 3,883 homes sold in 2022, a decrease year-over-year of 13.8 percent, while pending contracts declined 16.4 percent year-over-year to 3,688. New listings for 2022 totaled 4,525 a decline of 5.5 percent year-over-year compared to the 4,790 new listings in 2021. Inventory at report tie showed 546 homes for sale or 1.8 months of supply, compared to 27 days (0.9 months) of supply in 2021. The median sales price of a home in 2022 was $304,000, which is 16.6 percent higher than the 2021 median sales price while the average sales price of $325,947 was 14.1 percent higher than the average sales price in 2021. Sellers received 99 percent of asking prices for their homes in 2022, which is down a bit from 100.5 percent in 2021. Homes averaged 21 days on market until sale in 2022 compared to 19 days on market in 2021.
Iredell County had a total of 3,444 homes sold last year, an 181 percent year-over-year decline while pending contract activity was down 20 percent year-over-year to 3,317 homes under contract in 2022. New listing activity, which totaled 4,179 in 2022 was down 6.9 percent year-over-year compared to 4,487 homes listed in 2021. The median sales price for all of 2022 was $381,950, which is 12.3 percent higher than last year, while the average sales price of a home in Iredell County was $484,058, an increase of 15.4 percent over 2021’s average sales price. At report time there were 543 homes for sale of 2 months of supply, up from 1 month of supply in December 2021. Sellers received 98.6 percent of asking price on average last year while their homes averaged 25 days on market until sale compared to 22 days on market in 2021.
Lincoln County had a total of 1,541 homes sold in 2022, a decline of 18.6 percent year-over-year while pending contracts, which totaled 1,443 for the year declined 25 percent compared to contract activity in 2021. New listings totaled 1,733 for all of 2022, a decline of 13.5 percent versus 2,004 in 2021. Inventory at report time in December showed 229 homes for sale or 1.9 months of supply, up from 1.1 months in December 2021. The median sales price of a home in Lincoln County increased 18.8 percent to $414,523, while the average sales price increased 16.1 percent year-over-year to $452,492 for all of 2022. Sellers on average received 99.5 percent of asking prices in 2022 while their homes averaged 29 days on market until sale compared to 30 days on average in 2021.
Mecklenburg County had a total of 19,107 homes sold in 2022, an 18.2 percent year-over-year decline in sales, while pending contracts totaled 17,890 for the year, a decline of 23.8 percent over contract activity in 2021. There were a total of 21,551 homes newly listed in 2022, a decline of 14 percent when compared to listing activity in 2021. Inventory at report time showed 2,140 homes for sale or 1.4 months of supply. Supply has increased since December 2021 when there were only 21 days of supply (0.7 months). The median sales price for all of 2022 was $415,000, an increase of 16.9 percent year-over-year, while the average sales price for a home in Mecklenburg County rose to $510,065, a 15.8 percent increase over the average sales price in 2021. Sellers in Mecklenburg County last year received 100.7 percent of asking price for their homes on average throughout the year, compared to 101.3 percent in 2021, while homes sold quickly and averaged 20 days on market until sale compared to 19 in December 2021.
Rowan County home sales in 2022 totaled 2,108, which is a year-over-year decline of 7.6 percent, while pending contract activity slumped 13 percent year-over-year totaling 2,013 homes under contract in 2022. New listing activity was nearly on par with last year, down 0.4 percent as 2,524 homes were newly listed, compared to 2,533 newly listed homes in 2021. Inventory at report time showed 323 homes for sale or 1.9 months of supply, which is an increase from December 2021’s one month of supply. The median sales price for all of 2022 was $260,000, which is 17.1 percent higher than 2021’s median sales price and the average sales price of $287,737 is 16.8 percent higher than 2021’s average sales price. Sellers received 98.3 percent of asking price on average last year, while homes averaged 22 days on market until sale in 2022.
Stanly County had a total of 1,027 homes sold in all of 2022 an increase of 5.7 percent year-over-year while pending sales were nearly on par with pending sales activity in 2021, totaling 991 last year compared to 1,005 in 2021. New listing activity showed seller confidence increased over much of 2022, rising 16.7 percent year-over-year as sellers listed 1,286 homes or sale compared to 1,102 in 2021. Inventory at report time showed 200 homes for sale or 2.4 months of supply compared to 1.1 months of supply in December 2021. The median sales price of $290,000 is 28.9 percent higher than 2021’s median sales price, while the average sales price of $316,883 is 23.5 percent higher than 2021’s average sales price. Sellers last year received on average, 97.6 percent of asking prices in 2022, while their homes sold quickly and averaged 24 days on market until sale, which is unchanged compared to days on market in 2021.
Union County had a total of 4,322 homes sold in 2022, which is down 14 percent year-over-year, while 4,040 homes went into pending status in 2022, a decline of 22.3 percent iin buyer activity. New listings totaled 4,999 in 2022 which is down 10.7 percent when compared to new listing activity in 2021. At report time in December inventory rose 69.6 percent to 485 or 1.4 months of supply, which is an increase from 21 days (0.7 months) in 2021. The median sales price of $445,000 is 17.4 percent higher than the 2021 median sales price while the average sales price of $539,612 is 18.4 percent higher than the 2021 average sales price. Sellers received 100.1 percent of asking price for their homes in Union last year, which is down from 101.8 percent in 2021, while homes averaged 21 days on market until sale compared to 16 days on market in 2021.
Lancaster County S.C. had 2,047 homes sold in 2022, which is a 9 percent decline in sales compared to 2021. Pending contract activity was also down 5.4 percent year-over-year as 1,996 homes went under contract last year. New listing activity increased over listings in 2021, rising 7 percent as sellers listed 2,423 homes for sale compared to 2,264 homes newly listed in 2021. Inventory at report time showed 259 homes for sale or 1.6 months of supply, which is up from 24 days (0.8 months) of supply in 2021. The median sales price of a home in Lancaster County in 2022 was $435,000, which is 19.2 percent higher than last year, while the average sales price of $451,214 is 19 percent higher than the 2021 average sales price. Sellers received 99.7 percent of asking price for their homes which is down a percent from 100.7 percent in 2021. Homes sold quickly last year and averaged 23 days on market until sale compared to 20 days on market in 2021.
York County had 5,20 homes sold in all of 2022, which is down 16.5 percent year-over-year compared to 6,011 homes sold in 2021. Total contracts written for the year fell to 4,726, down 21 percent when compared to the total number of pending contracts in 2021. New listing activity showed sellers listed 5,559 homes for sale in York in 2022, which is down 13.6 percent year-over-year. Inventory at report time showed 583 homes for sale in York an increase of 32.8 percent, while months of supply totaled 1.5 months in December 2022, up from 27 days (0.9 months) of supply in December 2021. The median sales price of a home in York County in 2022 was $381,000 which is 16.6 percent higher than the 2021 median sales price, while the average sales price is 14.5 percent higher at $426,531. Sellers received 99.9 percent of asking prices for their homes in 2022 while homes averaged 22 days on market until sale, an increase from 17 days on market in 2021.
