January 2023 Residential Sales Trends Around the Charlotte Region

Alexander County had 13 sales in January compared to 27 sales in January 2022, a year-over-year decline of 51.9 percent, while pending contracts showed 22 homes under contract in January compared to 25 during the same period last year, a decline of 12 percent year-over-year.  New listings were down 23.1 percent as 20 homes were listed during the month, compared to 26 listed at the start of 2022. Inventory at report time showed 31 homes for sale compared to 34 homes for sale a year ago, or 1.2 months of supply. Both the median sales price ($257,000) and the average sales price ($275,554) rose 10.5 percent and 4.2 percent year-over-year respectively, while the average list price declined 8.8 percent to $268,905. This brought the original list price to sales price measure to 91.2 percent, which is down from 99.2 percent a year ago.  Days on market showed homes averaged 54 days on market until sale compared to 21 days on market at the start of January 2022.

Anson County had seven homes sold in January compared to 16 homes sold during the same period last year. Pending sales however jumped 37.5 percent as 22 homes went under contract during the month, while new listing activity declined 26.7 percent as sellers listed 11 homes for sale compared to 15 listed in January 2022.  Inventory increased 28.6 percent at report time to 36 homes for sale or 2.7 months of supply.  Prices dropped.  Both the median sales price ($142,500) and the average sales price ($220,214) declined by 26.9 percent and 0.4 percent year-over-year respectively while the average list price increased 26.4 percent to $191,682. This brought the original list price to sales price measure to 91.1 percent in January while days on market showed homes averaged 40 days on market, compared to 43 days in January 2022. 

Catawba County had 128 homes sold in January, a year-over-year decline of 23.4 percent compared to 167 homes sold in January 2022. Pending contract activity was roughly unchanged, dipping 1.1 percent year-over-year to 181 homes under contract.  New listing activity declined 11.1 percent as sellers listed 152 homes for sale in January.  Inventory at report time rose 50.3 percent year-over-year to 278 homes for sale or 1.5 months of supply.  Both the median sales price ($297,000) and the average sales price ($314,408) rose 21.7 percent and 8.9 percent year-over-year respectively, while the average list price increased 5.3 percent to $351,999. This brought the original list price to sales price ratio to 95.6 percent, down from 98 percent in January 2022. Days on market until sale showed homes averaged 33 days on market in January compared to 23 days on market this time last year.

Cabarrus County sales declined 49.1 percent year-over-year as 148 homes sold compared to 291 that sold in January 2022. Pending contract activity was down 17.1 percent year-over-year as 247 homes went under contract compared to 298 that were under contract in January 2022. New listings slipped 33.8 percent year-over-year as sellers listed 188 homes for sale compared to 284 that were newly listed during the same period last year.  Inventory at report time showed 394 homes for sale, an increase of 114.1 percent when compared to the 184 homes on market this time last year. Months of supply also increased to 1.5 months. Both the median sales price ($381,750) and the average sales price ($394,400) rose 15.7 percent and 13.3 percent year-over-year respectively while the average list price increased 14.2 percent to $411,964. This brought the original list price to sales price ratio down 6.9 percent year-over-year to 94.1 percent, compared to the 101.1 percent of asking price that sellers received last January.  Days on market also increased in January, showing homes on market an average of 38 days compared to 19 days this time last year.  

Cleveland County home sales declined 43.2 percent year-over-year as 54 homes sold compared to 95 that sold a year ago in January. Pending contract activity was also down in January, falling 13.9 percent year-over-year as 93 homes went under contract compared to 108 that were under contract a year ago. New listings showed sellers listed 82 homes for sale, a decline of 8.9 percent year-over-year compared to 90 homes listed in January 2022. Inventory at report time rose 37.1 percent to 181 homes for sale or 2.2 months of supply. All price indices declined in January. The median sales price ($199,500) and the average sales price ($210,813) declined 8.9 percent and 6.2 percent year-over-year respectively, while the average list price dropped 12.6 percent to $256,201.  This brought the original list price to sales price metric to 91.9 percent; it was 97 percent in January 2022, while days on market showed homes averaged 51 days on market until sale compared to 28 days this time last year.  

Gaston County sales in January declined 38 percent year-over-year as 163 homes sold compared to 263 that sold during the same period last year. Pending contracts slipped 5.2 percent year-over-year as 309 homes went under contract during the month, while new listings declined 16.6 percent to 267 homes listed in January. Inventory rose 63.2 percent in January to 488 homes for sale or 1.6 months of supply.  Both the median sales price ($281,500) and the average sales price ($303,571) increased 3.5 percent and 6.3 percent year-over-year respectively, while the average list price increased 4.8 percent to $327,959. This brought the original list price to sales price measure to 93.7 percent, down from 99.8 percent a year ago. Days on market are increasing in Gaston. Homes averaged 41 days on market until sale compared to 21 days in January 2022.  

Iredell County home sales in January declined 374.4 percent as 171 homes sold compared to 273 that sold last January. Pending contracts dropped 6.4 percent year-over-year as 233 homes went under contract compared to 249 a year ago.  Buyers will enjoy the 14.7 percent year-over-year increase in new listings that added 257 homes to the market, compared to 224 listed in January 2022. Inventory rose 90.8 percent year-over-year to 557 homes for sale or two months of supply. Last year at this time there was roughly 27 days of supply in Iredell County.  Still, prices are increasing. Both the median sales price ($390,000) and the average sales price ($453,664) increased 8.3 percent and 2.4 percent year-over-year respectively while the average list price declined 3.3 percent to $465,168. This brought the original list price to sales price measure to 93.6 percent during the month of January, down 5.5 percent year-over-year, while days on market increased dramatically and showed homes averaging 59 days on market until sale compared to 27 days on market in January 2022.   

Lincoln County homes sales declined 28.3 percent year-over-year as 76 homes sold compared to 106 that sold in January 2022. Pending contracts declined 17.6 percent year-over-year as 117 homes under contract compared to 142 that were under contract in January 2022. New listings showed sellers listed 92 homes for sale, a year-over-year decline of 33.3 percent year-over-year. Inventory at report time increased 23.9 percent to 202 homes for sale or 1.7 months of supply.  Prices were mixed. The median sales price of $394,358 declined 5.6 percent year-over-year while the average sales price increased 2.7 percent to $444,508. This brought the original list price to sales price metric to 95.4 percent, compared to 98.5 percent a year ago, while days on market until sale showed time on market increased 272.2 percent year-over-year and averaged 67 days on market until sale compared to 18 days on market in January 2022.

Mecklenburg County home sales in January declined 43 percent year-over-year as 807 homes sold compared to 1,416 that sold during the same period a year ago. Pending contracts declined 16 percent year-over-year as 1,352 homes went under contract compared to 1,609 that were under contract in January 2022.  New listing activity dropped 22.2 percent year-over-year as sellers listed 1,168 homes for sale compared to 1,501 homes listed at the start of 2022. Inventory at report time showed 1,863 homes for sale, a 54 percent year-over-year increase, while months of supply increased from 18 days last January to 1.3 months of supply.  Prices continued to rise in January. Both the median sales price ($407,000) and the average sales price ($472,438) rose 8.5 percent and 5 percent year-over-year respectively, while the average list price increased 12.5 percent to $537,999. This brought the original list price to sales price metric to 95 percent.  In January 2022 it was 101.2 percent. Days on market increased 100 percent year-over-year and showed homes averaging 44 days on market until sale compared to 22 days on market in January 2022.

Rowan County home sales declined 29.7 percent year-over-year as 109 homes sold compared to 155 that sold in January 2022. Pending contract activity increased slightly, rising 1.3 percent year-over-year as 154 homes went under contract compared to 152 under contract in January 2022. New listings declined 15.6 percent year-over-year as sellers listed 130 homes for sale compared to 154 that were listed in January 2022. Inventory at report time increased 55.9 percent to 290 homes for sale or 1.7 months of supply. A year ago, in January there was only one month of supply. Price were mixed. The median sales price ($245,000) increased 3.4 percent while the average sales price ($265,376) declined 3.8 percent year-over-year. The average list price increased 6.8 percent to $309,336. This brought the original list price to sales price measure to 92.3 percent compared to the 97.7 percent that sellers receive last January. Days on market also increased, rising 70.4 percent year-over-year in January, as homes averaged 46 days on market until sale compared to 27 days in January 2022.

Stanly County home sales declined 12.3 percent year-over-year as 50 homes sold compared to 57 that sold in January 2022. Pending contract activity declined 3.8 percent year-over-year with 76 homes going under contract during the month, compared to 79 under contract at the start of 2022. New listings declined 22.7 percent year-over-year as 68 homes were newly listed compared to 88 that were listed in January 2022. Inventory at report time increased105.3 percent year-over-year to 193 homes for sale or 2.4 months of supply. Both the median sales price ($294,900) and the average sales price ($317,856) increased 39.1 percent and 15.6 percent year-over-year respectively while the average list price increased 9.7 percent to $331,053. This brought the original list price to sales price measure down 2.3 percent to 94.3 percent, showing sellers receiving less than asking price, while days on market until sale increased 78.1 percent, to 57 days in January compared to 32 days in January 2022.

Union County home sales in January decreased 29.2 percent year-over-year as 196 homes sold compared to 277 that sold at the start of 2022. Pending contracts fell 18.3 percent year-over-year as 267 homes went under contract during the month, while new listings decreased 32.8 percent year-over-year as sellers listed 246 homes for sale compared to 366 newly listed in January 2022. Inventory at report time increased 49.5 percent to 441 homes for sale or 1.3 months of supply. Both the median sales price ($435,000) and the average sales price ($504,253) rose 7.4 percent and 7.3 percent year-over-year respectively, while the average list price declined 4.3 percent to $523,994. This brought the original list price to sales price measure to 94.9 percent while days on market showed homes averaged 42 days on market until sale compared to 24 days on market last January.

Lancaster County S.C. home sales declined 19.8 percent in January as 101 homes sold compared to 126 that sold at the start of January 2022. Pending contracts were down 16.8 percent as buyers drove 144 homes under contract during the month, compared to 173 that were under contract during the same period last year. New listings also declined 27.7 percent year-over-year as 141 homes were listed last month. Inventory at report time showed 240 homes for sale or 1.5 months of supply. Both the median sales price ($423,000) and the average sales price ($464,687) rose 16.3 percent and 20.6 percent year-over-year respectively, while the average list price increased 1.9 percent to $436,889. This brought the original list price to sales price measure to 96 percent while homes were on market longer, averaging 50 days until sale compared to 29 days on market until sale.

York County home sales in January declined 37.8 percent year-over-year s 209 homes sold compared to 336 that sold at the start of 2022. Pending contracts were down 10 percent year-over-year as 370 homes went under contract during the month, compared to 411 under contract in January 2022. New listings declined 19 percent compared to last year, as sellers listed 312 homes for sale compared to 385 new listings during the same period last year. Inventory increased 29.6 percent at report time to 495 homes for sale or 1.3 months of supply.  Last year at this time there was roughly 24 days of supply. Both the median sales price ($375,000) and the average sales price ($428,128) rose 7.6 percent and 15.5 percent year-over-year while the average list price increased 14.3 percent to $448,090. This brought the original list price to sales price measure down a notch to 94.9 percent while days on market until sale increased 163.2 percent year-over-year to 50 days on market in January 2023, compared to 19 days on market in January 2022.
