June 2022 Residential Sales Trends Around the Charlotte Region

Alexander County home sales increased 6.9 percent year-over-year as 31 homes sold versus 29 in June 2021, while contract activity has severely declined 42.6 percent as buyer activity continues to slow, with 27 homes under contract during the month compared to 47 this time last year. New listing activity shows seller interest has also declined 17 percent compared to last year, as sellers listed 39 homes versus 47 in June 2021. Year-to-date figures show sales for the first half of 2022 up 20 percent compared to activity in the first half of 2021. Year-to-date new listing activity is also ahead of last year by nearly 3 percent. This has help inventory improve over last year, rising 34.6 percent year-over-year, with 35 homes for sale at report time or 1.2 months of supply.  Last June supply trended down to 24 days of supply. Prices continued to rise.  Both the median sales price ($300,000) and the average sales price ($310,043) rose 37 percent and 22.5 percent year-over-year respectively, while the average list price increased 77.9 percent to $372,963.  This brought the original list price to sales price ratio to 98.8 percent, which is a slight decline compared to last June’s 100.3 percent of original list price received. Homes sold quickly, and averaged 13 days on market until sale. 

Anson County home sales declined in June falling 11.8 percent year-over-year as 15 homes sold, while pending contract activity showed 18 homes under contract, an increase of 28.6 percent year-over-year. New listings also increased by 18.8 percent, as sellers listed 19 homes for sale. Inventory showed 22 homes for sale at report time and 1.4 months of supply. Prices declined in June, with the median sales price ($127,500) falling 8.9 percent and the average sales price ($142,694) falling 9.6 percent year-over-year.  The average list price also declined 6.6 percent to $156,995. This brought the original list price to sales price measure to 93.6 percent, as sellers receive most of asking prices in the county.  Days on market increased to 32 days in June 2022. Last June homes averaged 24 days on market until sale.  The increased days on market shows the market is continuing to slow. 

Cabarrus County sales continued to fall in June, as 397 homes sold compared to 436 in June 2022.  This is a decline of 8.9 percent year-over-year.  Pending sales totaled 315 in June, down 23.2 percent compared to last year, as buyer activity continues to fall below 2021 levels. New listing activity also declined 3.4 percent year-over-year as 457 homes were newly listed versus 473 this time last year.  Still, inventory increased in June, rising 25.2 percent year-over-year and leaving 318 homes for sale at report time or 0.9 months of supply (27 days of supply) versus 0.7 months in June 2021. Prices continued to increase. Both the median sales price ($387,000) and the average sales price ($420,282) rose 20.9 percent and 22 percent year-over-year respectively, while the average list price increased 21.9 percent to $423,134. This brought the original list price to sales price measure to 102 percent during the month, as sellers received all of asking price and more in June.  Homes sold very quickly and averaged 11 days on market until sale in June 2022.  

Catawba County home sales slipped again in June 2022 falling 11.8 percent year-over-year as 224 homes sold, 30 less homes than this time last June.  Pending sales are on par with activity last year, down 1.8 percent year-over-year as 217 homes went under contract versus 221 in June 2021. New listing activity was also similar to last year, falling 1.4 percent year-over-year as sellers listed 287 homes for sale.  At report time there 260 homes for sale or 1.2 months of supply.  Low supply will pressure prices.  Both the median sales price ($279,401) and the average sales price ($367,740) rose 14 percent and 15 percent year-over-year respectively, while the average list price increased 20 percent to $376,597.  This brought the original list price to sales price ratio to 100.7 percent, which is down slightly (-0.3 percent) compared to last year. Homes continued to sell in record time, averaging 13 days on market until sale compared to 16 days this time last year. 

Cleveland County home sales declined 12 percent year-over-year in June 2022 as 95 homes sold versus 108 this time last year.  Pending contract activity also declined 11.1 percent year-over-year as 88 homes went under contract. As buyer demand falls, sales over the next couple of months will continue to fall as well. New listing activity however rose 12.5 percent year-over-year as sellers brought 135 homes to the market during the month, compared to 120 in June 2021. There’s some good news for buyers as inventory increased in June 26.4 percent leaving 158 homes for sale at report time or 1.6 months of supply.  This time last year the Cleveland had 125 homes for sale or 1.4 months of supply.  Both the median sales price ($229,500) and the average sales price ($266,602) rose 0.2 percent and 19.4 percent year-over-year respectively, while the average list price rose 31.1 percent year-over-year to $317,075.  This brought the original list price to sales price ratio to 98.3 percent, showing sellers still receiving most of their asking price, while days on market showed homes averaged 17 days on market until sale.  

Gaston County closed sales declined 9 percent year-over-year as 363 homes sold versus 399 in June 2021. Pending contracts showed buyer activity down 7 percent year-over-year as 371 homes went under contract during the month.  New listing activity increased a bit, 0.4 percent as sellers brought 477 homes to market versus 475 in June 2021.  Inventory increased 4.6 percent leaving 361 homes for sale at report time or one month of supply.  Prices continued to rise.  Both the median sales price ($300,000) and the average sales price ($346,614) rose 15.4 percent and 22.8 percent year-over-year respectively, while the average list price increased 24.5 percent year-over-year to $342,735.  This brought the original list price to sales price ratio to 101.2 percent in June while homes sold quickly, averaging 15 days on market until sale versus 12 days on market last June. 

Iredell County home sales declined 21.7 percent year-over-year as 335 homes sold versus 428 in June 2021. Pending contract activity is also down, 11.6 percent year-over-year with 327 contracts written in the month compared to 370 this time last year.  New listing activity jumped 12.4 percent as 481 homes were listed during the month compared to 428 in June 2021. Buyers will enjoy the small bump up in inventory, which should help with increased choice. Inventory rose 10.7 percent year-over-year leaving 424 homes for sale at report time or 1.3 months of supply.  Prices continued to rise, however.  Both the median sales price ($433,000) and the average sales price ($527,227) rose 24.4 percent and 14.7 percent year-over-year respectively, while the average list price increased 16.4 percent to $530,698.  This brought the original list price to sales price measure to 100.3 percent in June while homes sold quickly, averaging 15 days on market until sale. 

Lincoln County closed on 140 homes in June 20222 a decline of 30.7 percent year-over-year compared to 202 homes that closed during the same period last year.  Pending sales also decline d6.6 percent as buyers drove 156 homes under contract during the month compared to 167 in June 2021.  New listings declined 16.3 percent as sellers listed 159 homes for sale, 31 less homes than listed in June 2021. Inventory declined leaving 175 homes for sale at report time or 1.2 months of supply. Low inventory continues to impact prices.  Both the median sales price ($446,915) and the average sales price ($465,578) rose 25.5 percent and 14.7 percent year-over-year respectively, while the average list price increased 24.2 percent to $490,130.  This brought the original list price to sales price ratio to 103.5 percent as seller overwhelmingly continue to have the upper hand in this market. Homes still sold quickly, but time on market increased in June, as homes averaged 27 days on market until sale versus 19 days on market this time last year.

Mecklenburg County home sales declined 16.4 percent as 1,880 homes sold during the month, compared to 2,248 in June 2021. Pending contract activity shows buyer demand fell 15.7 percent year-over-year as 1,806 homes went under contract during the month compared to 2,142 during the same period. New listings increased a bit, rising 1.9 percent year-over-year as 2,542 homes were brought to market during the month. Inventory also rose in June, increasing 7.1 percent at report time leaving 1,913 homes for sale or 1.1 months of supply. This time last year supply was less than a month at nearly 27 days of supply. Prices continued their upward march. Both the median sales price ($441,570) and the average sales price ($555,025) rose 23.2 percent and 20.2 percent year-over-year respectively, while the average list price rose 10.2 percent year-over-year to $541,670.  This brought the original list price to sales price ratio to 102.9 percent as sellers continue to command top dollar and more for their homes, while homes old quickly, averaging 12 days on market until sale versus 13 days in June 2021. 

Rowan County June 2022 home sales declined 13.1 percent year-over-year with 186 homes sold versus 214 homes last June. Contract activity is unchanged compared to last year with 203 homes under contract. New listings increased significantly, 26.2 percent year-over-year with 308 homes listed for sale during the month versus 244 in June 2021.  Inventory rose 40.2 percent year-over-year to 307 homes for sale at report time or 1.6 months of supply. Last June supply was 1.2 months in Rowan County.  Prices are rising.  Both the median sales price ($269,000) and the average sales price ($284,547) rose 19.3 percent and 18.7 percent year-over-year while the average list price increased 25.8 percent to $351,173. This brought the original list price to sales price ratio to 100.3 percent in June while homes sold quickly, averaging 15 days on market until sale. 

Stanly County home sales in June increased 2.2 percent year-over-year as 94 homes sold versus 92 in June 2021.  Pending contract activity shows buyers demand rose 10.3 percent year-over-year as 96 homes went under contract versus 87 this time last year.  New listing activity is also positive and rose 21 percent as sellers brought 121 homes to market during the month compared to 100 in June 2021.  Inventory improved, rising 20.9 percent year-over-year with 104 homes for sale at report time, this brought months of supply to 1.1 months, which is critically low and down compared to months of supply in June 2021.  Prices rose substantially.  Both the median sales price ($353,250) and the average sales price ($333,548) rose 54.6 percent and 22.4 percent year-over-year respectively, while the average list price rose 14.9 percent to $314,732. This brought the original list price to sales price ratio to 100.8 percent in June, with sellers receiving all of asking price and more. Homes sold quickly averaging 16 days on market until sale versus 11 this time last year.

Union County home sales declined again in June falling 1 percent year-over-year as 520 homes sold versus 525. Pending contracts showed buyer demand fell 20.8 percent year-over-year as 384 homes went under contract compared to 485 that were under contract last year.  New listing activity rose 8.5 percent year-over-year as sellers listed 576 homes for sale versus 531 in June 2021. Inventory rose by 30.4 percent year-over-year leaving 459 homes for sale at report time or 1.1 months of supply.  Both the median sales price ($432,815) and the average sales price ($533,110) rose 6.3 percent and 8.2 percent year-over-year respectively, while the average list price increased 44.6 percent to $653,308. This brought the original list price to sales price measure to 102.4 percent as sellers receive all of asking price and more this past month.  Days on market showed homes selling quickly, averaging 14 days on market until sale versus 10 days on market last June. 

Lancaster County, S.C.’s home sales were somewhat on par with sales last June dipping 1.9 percent year-over-year as 210 homes sold versus 214 during the same period last year. Pending sales jumped significantly, rising 22.4 percent year-over-year as 208 homes went under contract versus 170 this time last June.  New listing activity also rose significantly, increasing 43.3 percent year-over-year as sellers listed 268 homes for sale during the month. Inventory rose by 40 percent year-over-year leaving 217 homes for sale at report time or 1.2 months of supply compared to 24 days of supply in June 2021. Both the median sales price ($458,730) and the average sales price ($459,143) rose 20.5 percent and 24.2 percent year-over-year respectively while the average list price rose 8.7 percent to $459,168. This brought the original list price to sales price measure to 101.5 percent as sellers receive all of asking price and more for their homes in June 2022.  Days on market were unchanged compared to last year at 14 days on market until sale.    

York County, S.C., home sales declined 19.2 percent year-over-year as 515 homes sold versus 637 in June 2021. Pending contract activity showed demand had fallen 15 percent compared to last June, as only 447 homes were under contract versus 526 in June 2021.  New listing activity is relatively unchanged compared to last June, falling 0.2 percent as 604 homes were listed, just one more than was listed in June 2021.  Inventory increased 25.2 percent leaving 516 homes for sale at report time of 1.1 months of supply.  This time last year there were 412 homes for sale or 24 days of supply. Prices continue to rise. Both the median sales price ($405,000) and the average sales price ($460,244) rose 20.9 percent and 18 percent year-over-year respectively, while the average list price rose 21.3 percent year-over-year to $478,690. This brought the original list price to sales price ratio to 101.7 percent, showing sellers still commanding well over asking prices for their homes, while days on market showed homes selling quickly in June, averaging 14 days on market until sale.
