August Residential Sales Trends Around the Charlotte Region

Alexander County closings declined 33.3 percent year-over-year in August, as 26 homes sold versus 39 sold this time last year. Contract activity seems to be picking up, rising 14.6 percent year-over-year in August as 31 homes went under contract compared to 27 under contract last year. New listing activity showed seller confidence still down, as sellers brought 34 homes to market, a decrease of 17.1 percent year-over-year. Inventory at report time showed 34 homes for sale and 1.2 months of supply. This time last year there was 1.5 months of supply. Low supply will continue to pressure prices in the short term. Both the median sales price ($253,050) and the average sales price ($275,304) rose 12.5 percent and 15 percent year-over-year respectively, while the average list price rose 8.9 percent year-over-year to $288,682. This brought the original list price to sales price ratio to 98.7 percent while days on market until sale showed homes on market longer, increasing to 17 days on market this year, compared to 12 days on market in August 2021.  

 

Anson County closed sales increased 28.6 percent from 14 to 18 year-over-year. Pending sales this August declined 26.3 percent from 19 to 14 and new listings remained stable at 17 this year. The months supply of inventory increased 15 percent from 2 to 2.3 compared to last August. The inventory of homes increased to 33 from 29 last August. The average sales price ($177,461) and median sales ($116,500) decreased by 38 percent and 48.2 percent year-over-year, respectively. The average list price increased 29.4 percent to $186,864. The percent of original list price received by sellers increased 3.3 percent year-over-year to 95.3 percent. On average, the amount of time a home spent on the market declined 35 percent this August to 26 days.

 

Catawba County home sales declined 25.5 percent year-over-year as 184 homes sold compared to 247 that sold in August 2021. Contract activity continued to slide, falling 14.7 percent as 215 homes went under contract versus 252 that were under contract in August 2021. New listing activity showed sellers brought 257 homes to market, a decrease of 8.5 percent year-over-year compared to 281 homes listed for sale in August 2021. Inventory at report time increased 7.7 percent year-over-year and showed 322 homes for sale or 1.6 months of supply. This time last year supply had dropped to 1.5 months. Still, prices are rising. Both the median sales price ($275,800) and the average sales price ($348,748) rose 12.6 percent and 9.5 percent year-over-year respectively, while the average list price rose 21.2 percent to $371.723. The original list price to sales price ratio slipped nearly 2 percent from 100.4 percent to 98.6 percent. This still shows sellers in control of the market and receiving nearly all of asking prices, however this metric also shows that trends are shifting a bit in buyers’ favor. Days on market until sale is unchanged compared to last year, showing homes are still selling quickly, averaging 16 days on market until sale.  

 

Cabarrus County home sales decreased 33.1 percent from 456 to 305 year-over-year. Pending sales declined 33.8 percent to 310 versus 468 last August. New listings decreased 28.4 percent from 496 to 355 this year. Months supply of inventory increased 75 percent to 1.4 from .8 last August. The inventory of homes for sale increased 61.6 percent to 454 from 281. The average sales price ($419,583) and median sales price ($400,000) increased by 16.8 percent and 21.2 percent year-over-year, respectively. The average list price increased 21 percent to $427,164 this August. The percent of original list price received by sellers declined 3.3 percent to 99 percent. On average, homes spent 13 days on the market in the county, a 13.3 percent decline this year. 

 

Cleveland County closed sales decreased 1.9 percent from 105 to 103 year-over-year. Pending sales in the county decreased 9.4 percent from 106 to 96 this year. New listings remained stable at 121 this month. The month's supply of inventory increased 11.8 percent to 1.9 versus 1.7 last year. The inventory of homes for sale increased 21.4 percent to 187 from 154 last August. The average sales price ($277,740) and median sales price ($250,000) increased 13.9 percent and 5.5 percent year-over-year, respectively. The average list price declined 3 percent to $280,118 this August. The percent of original list price received declined .9 percent to 98.2 percent this year. On average, homes spent 24 days on the market, a 60 percent increase compared to last August. 

 

Gaston County home sales declined 30.4 percent from 471 to 328 year-over-year. Pending sales decreased 21.9 percent to 363 this August. New listings decreased 13.5 percent from 483 to 418 this year. The month's supply of inventory increased 27.3 percent to 1.4 from 1.1 last August. The inventory of homes for sale increased 28.6 percent to 499 compared to 388 last year. The average sales price ($333,023) and median sales price ($310,000) increased by 16.7 percent and 16.5 percent year-over-year, respectively. The average sales price increased 17.6 percent to $338,170 this August. The percent of original list price received decreased 2.9 percent to 98 percent. On average, homes spent 17 days on the market this August, a 41.7 percent increase year-over-year. 

 

Iredell County closed sales decreased 20.8 percent from 355 to 281 year-over-year. Pending sales in the county declined 13.9 percent to 327 from 380 this August. New listings decreased from 442 to 399 this August, a 9.7 percent decline. The month's supply of inventory increased 46.2 percent to 1.9 this year. The inventory of homes for sale increased 28 percent to 581 versus 454 last year. The average sales price ($506,478) and median sales ($385,000) increased 29.8 percent and 15.3 percent year-over-year, respectively. The average list price increased 15.4 percent to $502,383. The percent of original list price received declined 3.8 percent to 97.5 percent this year. On average, homes spent 19 days on the market an 11.8 percent increase. 

 

Lincoln County home sales decreased 4.2 percent to 158 from 165 year-over-year. Pending sales in the county decreased 20.6 percent to 150 from 189 this August. New listings went from 196 to 153 this August, a 21.9 percent decline. The month's supply of inventory remained stable at 1.5, and the inventory of homes for sale decreased 14 percent to 208 versus 242 last August. The average sales price ($447,194) and median sales price ($407,977) increased by 16.4 percent and 19.7 percent year-over-year, respectively. The average list price increased to $466,340, a 3.3 percent increase. The percent of original list price received by sellers decreased 2.3 percent to 98.6 percent this August. On average, homes spent 33 days on the market this year, a 43.5 percent increase. 

 

Mecklenburg County closed sales decreased 24.2 percent from 2,138 last August to 1,621. Pending sales declined from 2,112 to 1,739, a 17.7 percent decrease year-over-year. New listings decreased 16.1 percent to 1,875 versus 2,235 this August. The month's supply of inventory increased 30 percent to 1.3 this year. The inventory of homes for sale increased 20.1 percent to 2,309 from 1,923 last August. The average sales price ($521,382) and median sales price ($424,255) increased by 16.5 percent and 16.9 percent year-over-year, respectively. The average list price increased to $533,938, a 22 percent incline. The percent of original list price declined 3.2 percent to 98.9 percent year-over-year. On average, homes spent 19 days on the market, a 26.7 percent increase. 

 

Rowan County home sales decreased 8 percent year-over-year, a decline from 213 to 196. Pending sales in the county increased to 220 versus 203, an increase of 8.4 percent this August. New listings decreased 10.9 percent to 229 from 257 last year. The month's supply of inventory increased 21.4 percent to 1.7 this August. The inventory of homes for sale went from 264 last August to 333, a 26.1 percent increase. The average sales price ($290,579) and median sales price ($262,800) increased 7.4 percent and 7.3 percent year-over-year, respectively. The average list price increased to $313,995, a 24.9 percent increase. The percent of original list price received declined 1 percent to 97.5 percent this August. On average, the amount of days homes spent on the market remained stable at 18 this month. 

 

Stanly County closed sales increased 1.9 percent to 107 year-over-year. Pending sales went from 92 last August to 89 this August, a 3.3 percent increase. New listings increased 32.2 percent to 152 versus 115 last August. The month's supply of inventory increased 26.7 percent to 1.9 this month. The inventory of homes for sale increased to 174 from 116 last August, a 50 percent increase. The average sales price ($346,529) and median sales price ($306,000) increased 55.1 percent and 39.7 percent year-over-year, respectively. The average list price increased to $331,077, a 16.9 percent increase. The percent of original list price received by sellers remained relatively stable at 97.7 percent, a .1 percent increase. On average, homes spent 23 days on the market this August, a 21.1 percent increase. 

 

Union County homes sales declined 17.8 percent to 401 versus 488 last August. Pending sales decreased 27.7 percent to 378 from 523 last August. New listings declined from 547 last year to 419, a 23.4 percent decrease. The month's supply of inventory increased 77.8 percent to 1.6, and the inventory of homes for sale increased 58.3 percent from 391 to 619 this August. The average sales price ($569,392) and the median sales price ($474,999) increased 21.7 percent and 23.4 percent year-over-year, respectively. The average list price rose 11.6 percent to $542,773 this August. The percent of original list price received by sellers declined 4.3 percent to 98.2 percent. On average homes spent 19 days on the market, a decrease of 58.3 percent year-over-year. 

 

Lancaster County S.C. closed sales decreased 3.6 percent from 193 to 186 year-over-year. Pending sales went from 193 to 180 this August, a 6.7 percent decrease. New listings decreased 8.1 percent to 204 versus 222 last August. The months supply of inventory increased 45.5 percent to 1.6, and the inventory of homes for sale increased to 281, a 41.9 percent increase. The average sales price ($474,986) and median sales ($455,000) increased 11.1 percent and 15.2 percent year-over-year, respectively. The average list price increased 13.8 percent to $446,841. The percent of original list price received by sellers declined 2.8 percent to 98.6 percent. On average, homes spent 19 days on the market this August, an 18.8 percent increase. 

 

York County home sales declined 28.4 percent from 609 to 436 year-over-year. Pending sales decreased 16.9 percent to 458 versus 551 last year. New listings decreased 16.8 percent this August to 506 from 608. The months supply of inventory increased 40 percent to 1.4, and the inventory of homes for sale increased to 627, a 30.6 percent increase. The average sales price ($455,866) and median sales price ($399,450) increased 17.1 percent and 15.8 percent year-over-year, respectively. The average list price inclined 13.6 percent to $436,228. The percent of original list price received decreased 2.8 percent to 99 percent this August. On average, homes spent 19 days on the market this August, a 46.2 percent increase.
